What a commercial public adjuster does
A public adjuster represents the policyholder in the claim. The work can include reviewing claim documents, inspecting and documenting damage, comparing estimates and communicating supported issues to the insurance company.
For a commercial loss, the review should account for the property’s use and the systems affected. Building damage, equipment, tenant improvements and interrupted operations may require different records and professional input.
Start with the missing or disputed work
If an estimate appears incomplete, identify the specific difference. Is a damaged area missing? Does the repair method differ? Are quantities, specifications or specialty systems unresolved?
Organizing those questions makes it easier to identify the evidence needed and request a meaningful response.
Keep operations-related records organized
Where business interruption or extra expenses are part of the claim, preserve the records relevant to those issues. Keep repair schedules, invoices and operational information organized alongside the building claim.
When a review may be useful
Consider a review when the loss is complex, the estimates differ substantially, important issues remain unanswered or the claim is taking time away from managing the property.
A review should clarify the services proposed and the terms of any engagement. Outcomes depend on the policy, damage and supporting facts.
